Throughout the process, you’ll work with an assigned Property Manager who oversees the listing, answers questions from prospective tenants, monitors activity, and keeps you informed. We also make showings easy, offering online scheduling and leasing agents who can show both vacant and occupied properties.

Thorough Tenant Screening

Finding a tenant is one thing, finding the right tenant is another.

When an application comes in, we use the same screening standards we apply to our full-service management properties. Every applicant completes a detailed rental application that includes identification, employment history, rental history, and references. We verify income, conduct credit checks, and confirm qualification requirements.

We also screen applicants against national safety registries to help support community security. We pull and verify information directly to ensure accuracy. This structured process helps reduce the risk of late payments, lease violations, and costly eviction situations, giving you greater confidence before handing over the keys.

Lease Preparation

Once an applicant is approved, you can choose to use a North Carolina Association of Realtors lease prepared with the tenant’s information, or you may use your own lease along with the documentation we provide.

After an applicant is approved, we can coordinate lease signing or the owner may choose to handle it directly. The owner is responsible for collecting the security deposit and rent, dispersing keys, and managing ongoing maintenance. From that point forward, day-to-day oversight remains with you. If your needs change in the future, transitioning from leasing-only services to full-service property management is a straightforward process.

We can also provide a move-in and move-out inspection report. These detailed photo reports document the condition of the home at the beginning and end of a tenancy, helping protect owners and establish clear expectations with residents.
