Full-Service Property Management
Our most popular option is full-service property management. This service is ideal for owners who want a professional team handling the day-to-day responsibilities of their rental property.
With full-service management, we take care of the entire process. That includes marketing the property with professional photography, advertising across rental platforms, screening applicants, preparing leases, collecting rent, coordinating maintenance, and maintaining ongoing communication with tenants.
Our goal is to handle the operational side of things so owners can focus on the long-term success of their investment instead of the daily details.
We also offer a leasing guarantee with our management services. If the property is not leased within the first 30 days, owners receive a free month of property management once the home is rented.
For owners with multiple properties, we’re also happy to discuss adjusted management rates and customized fee structures.
Leasing Services for Self-Managing Owners
Not every owner wants full-service management, and that’s completely fine. Some prefer to stay involved with maintenance and day-to-day decisions but would like help during the leasing process. Our leasing-only service is designed for those owners.
With this option, our team handles professional photos, advertising, scheduling showings, and screening applicants using our established tenant screening process. Once a qualified tenant is approved, we prepare a North Carolina standard lease and coordinate the signing process.
After the lease is complete, the property transitions back to the owner for ongoing management. This allows owners to remain hands-on while still benefiting from professional marketing and tenant placement.
Home Check Services for Second Homeowners
We’re also introducing a home check service for second homeowners in Wilmington and nearby beach communities such as Sneads Ferry, Topsail, Surf City, and Carolina Beach.
When a home sits vacant for long periods, small issues can go unnoticed and turn into larger problems. Our home check-in service helps provide peace of mind by keeping an eye on the property while you’re away.
Depending on your needs, we can visit the home on a weekly, bi-weekly, or monthly schedule. During these visits, our team can walk through the property, adjust thermostats, collect mail or packages, and check for visible signs of moisture or maintenance concerns. We can also conduct post-storm inspections after coastal weather events to make sure everything looks as it should.
