TENANT PORTAL
If you have not yet logged into your tenant portal and need a new link, please contact us and we will send this to you. Please make sure to take time to learn about all the features offered in your tenant portal. MAKING PAYMENTS
Though we are going to be opening our office for limited hours soon, we still ask that all tenants continue to utilize their tenant portals to pay rent online. Paying rent online through your portal is the fastest and most secure way to send payments while continuing to adhere to social distancing guidelines.
While we are sensitive to everyone's needs during this difficult time, please understand that Sweyer Property Management works as an agent for an independent property owner, so we are not able to issue credits or waivers without owner permission. As of now, North Carolina has not issued any mandate on this topic, but we will continue to monitor the situation daily.
LATE PAYMENTS
Effective August 1, 2020, we will resume charging late fees and enforce payment requirements according to the lease terms. Payments made after the 5th of the month must be submitted in the form of certified funds (cashier’s check or money order) and include the 5% late fee. Federal and State moratoriums on evictions have also ended, so if you are unable to make your rental payment by the 15th, please reach out to your property manager immediately to discuss your options.
OCCUPIED PROPERTY APPOINTMENTS FOR PROSPECTS
We have resumed limited showings of occupied properties to prospective tenants. The number of people allowed to attend these showings will be restricted to two (2) people per appointment in addition to the agent. All persons entering the property will be required to wear masks. Tenants will be encouraged to step outside the property during these tours but of course may be present if they’d like.
MAINTENANCE REQUESTS
We have resumed dispatching vendors for non-emergency maintenance requests. If you have previously submitted a request, please know that we are working to catch up on these work orders as quickly as possible. Please also be assured that vendors will be instructed to wear masks when entering properties.
PROPERTY REVIEWS
Scheduling property reviews has resumed as well. You will receive an email to notify you of your scheduled appointment, a text reminder and a phone call the day prior to confirm the appointment, and will be asked questions regarding the health of everyone in your household. Please know that the reviewer will be wearing a mask when entering your home and you’re free to step out during this time if you’d like.

OWNER COVID-19 UPDATE
RENT PAYMENTS
The provisions of the CARES act ended 7/25/2020 which means landlords are able to resume stricter enforcement of rental payments, including charging late fees. Landlords are also allowed to file evictions for non-payment of rent under specific rules and conditions which are controlled by NC Executive Order 142. Sweyer Property Management continues to monitor the changes to these laws to help guide owners and tenants through these processes.
NON-RENEWAL NOTICES
Landlords are again able to send official notices to vacate to tenants with specific move out dates. Property managers will work with owners to begin sending these notices the last week of July.

OCCUPIED PROPERTIES
Now that NC has entered into Phase 2 of reopening, we have resumed showings of occupied properties, property reviews and non-emergency maintenance visits. At this time, our in-house staff entering tenant-occupied homes will be required to wear protective face coverings and maintain safe distances from tenants. We are aware that some tenants may be at a greater risk and will respect any special requests to ensure the safety of these tenants.
VACANT PROPERTIES
We continue to offer prospective tenants the opportunity to view our vacant properties via remote lockbox showings. Also, we have not set any restrictions on working in vacant properties so there should be no delay in preparing your property for a new tenant once the vacating tenants surrender possession.
NEW LEASES AND MOVE OUTS
Tenants moving out are able to do so by dropping off keys in the drop box located outside of our office. This will allow us to begin work preparing your property for re-rental as soon as possible. For new tenants, we are scheduling appointments for key pick up to ensure continued ability for tenants to move in and begin their leases.
MORTGAGES
If the need arises, we encourage you to contact your lender to inquire about mortgage deferment and relief options.
