Rental Application Requirements & Qualification Criteria

Submission of an application does not guarantee approval.
Any falsification or misrepresentation of information, income, documents, or identity will result in an AUTOMATIC DENIAL.
APPLICATION FEES ARE NON‑REFUNDABLE.
Who Must Apply
- All persons 18 years of age or older must submit a separate application
- Applies to all lease holders and guarantors
- Lease holders must occupy the property
- Applications with multiple applicants are evaluated together
Application Completion Requirements
An application will not be reviewed or placed in line until all required items are received from every applicant:
- Completed and signed online application
- Proof of income
- State or Federal issued photo ID
- Application fee (non‑refundable)
- Pet photo (if applicable)
Applications are processed on a first‑come, first‑served basis once the application is deemed complete.
Application Status Notification
After all required documentation has been received for all applicants, you will be notified if:
- The property has been placed on Application Pending, or
- Your application has been designated as a Back‑Up Application
Applicants who currently own a property managed by SPM Residential Services must contact the office prior to applying. Applications are transferrable for 30 days to any SPM property.
Qualification Criteria
Income Requirements
- Combined gross income (before taxes) of all lease holders must equal at least 3x the monthly rent
- Income must be current, stable, and verifiable
- A minimum of two recent pay stubs is required

Guarantor Requirements
- Separate application required
- Minimum gross income: 4x monthly rent
- Minimum credit score: 680
- Any lease with a guarantor requires:
- Minimum deposit: 1.5x Rent
- Maximum deposit: 2x Rent
Credit Review & Automatic Denials
- Single applicant with no credit score:
- Conditional approval with 2x Rent deposit
- Or qualified guarantor (if allowed) with 1.5x Rent deposit
- Automatic denial if:
- A housing provider, management company, or utility account appears in collections without written proof of payment in full
Rental, Criminal & Background Screening
Applicants must meet all of the following:
- No eviction filings within the last 3 years
- Any balance owed to a housing provider or management company must be paid in full
- Must not be listed on:
- The Sex Offender Registry
- The OFAC Terrorist Watch List
Bankruptcy
- Bankruptcy older than 24 months:
- May qualify if all income and credit criteria are met
- Bankruptcy filed within the last 24 months:
- Automatic denial
Pet Policy & PetScreening
SPM Residential Services uses PetScreening.com.
- All applicants must complete a PetScreening profile, including those with no pets
- Pets must be approved prior to move‑in
- Pet fees and deposits apply per approved pet
- Property, owner, and HOA restrictions apply
- Assistance and support animal documentation must be submitted through PetScreening
After Approval
- Lease must be signed and security deposit paid within 2 business days
- Certified funds only (money order or cashier’s check)

Lease start dates occur weekdays only unless discussed with manager

Keys are available Monday–Thursday 9:00 AM–5:00 PM and Friday 9:00 AM-1:00 PM
- Lease must begin within 7 days of property availability
