How do I get my application accepted on a property I want to rent?


Renting just got easier with CENTURY 21 Sweyer & Associates Rental Division. Your search is over! We are confident that we have just the rental you've been looking for. CENTURY 21 Sweyer & Associates Rental Division, is the exclusive agent and representative of the property owner and does not, in any respect, have any fiduciary or agency responsibilities to the applicant. All federal, state, and local laws are followed and each application is processed without regard to the race, color, religion, sex, handicap, familial status or national origin of applicant. Our staff of professionals are regularly trained and educated on the latest local, state and federal statutes pertaining to rental regulations.



GENERAL:


Applications are accepted on a first come, first serve basis. Applications must be completed in their entirety and include all required documents, in addition to application fees, to be accepted. Each applicant 18 years of age and older must complete a separate application and pay the the required application fee, which is non-refundable.



PROCESSING:


Each application must be complete, signed, and fee paid before being processed. Additional applications will continue to be accepted until the approved applicant has signed the lease and paid the security deposit. A copy of any state or federal issued ID is required and will become part of the completed application.



RENTAL HISTORY:


Applicant must have good rental references with a positive record or timely payments, sufficient notice to vacate, and absence of violations and damages. CENTURY 21 Sweyer & Associates Rental Division will verify 24 months of rental (or ownership) history. Family members and friends cannot be considered as a landlord reference. Application may be denied for negative rental or mortgage history such as evictions, damages beyond normal wear and tear, illegal activity on premises, refusal to re-rent by previous landlord, history of undesirable activity, or a balance still owed to previous landlord.



INCOME & EMPLOYMENT:


Application may be denied unless rent is no more than 33% of verifiable gross household income. Acceptable forms of income verification include: last pay stub, letter from employer on company letterhead, or your last W-2. Self employed applicants may submit the last tax return or certified verification from applicant's bank account or accountant. Management reserves the right to request additional verification if needed.



CREDIT:


All information showing on the credit report is subject to verification, including previous address and place of employment. Some items that are looked at are: late payments, tax liens, charge-offs, repossessions, judgments and open bankruptcies. CENTURY 21 Sweyer & Associates Rental Division requires a Beacon Score of 600 or higher for standard acceptance.



CO-SIGNERS


If credit, history, or income qualifications are not met, with the exception of a negative rental history, a qualified co-signer may be accepted if the property allows. Co-signers must have a Beacon Score of 660 or higher and rent can be no higher than 25% of their gross monthly income. Potential co-signers will need to complete a Co-signer Application, Co-Signer Addendum and any other documents required by Management. The Co-Signer will be fully responsible for the lease should the Tenant(s) default.



PET POLICY:


Pets are allowed at the discretion of the individual property owner. Certain pets will not be allowed in any property managed by CENTURY 21 Sweyer & Associates Rental Division including: 1. Pit Bulls, 2. Rottweilers, 3. Chow Chows, 4. Doberman Pinchers, 5. German Shepherds, 6. Staffordshire Terriers, 7. Great Danes, 8. Mastiffs & Bullmastiffs, 9. Akita, 10. Huskies, 11. PresaCanario, 12. Malamutes, 13. Saint Bernards, 14. Any pet that has any of the above breeds in their lineage.

All applicants bringing any pet to a property must submit a PHOTO of their pet(s) with the application. If the property owner agrees to allow a pet, applicant will pay a non-refundable pet fee ($300) per pet. Depending on the property, the owner may require an additional refundable pet deposit. Service animals are exempt from these fees.



SECURITY DEPOSIT:


The security deposit amount varies from property to property and must be paid in advance. The lease must be signed and security deposit paid in certified funds within 2 business days of application approval.



CONDITION:


We believe we have a higher than normal standard in the preparation of our rental units, but our standards may or may not be equivalent to your standards. If you see something that you don't like, or something that you would like added, please make your request during the application process, we will gladly present it to the property owner. If the property owner grants your request, the modification will be made prior to you taking occupancy or otherwise annotated on the rental agreement.



LEASE SIGNING:


Once you are approved, you will be notified by phone and we will schedule a lease-signing appointment. Once your application is approved, the lease must be signed within 2 business days. All leases must start within 7 business days of the property's availability date.
